What is a CMA?
A standard statistical analysis complied from
information researched from the local Association of Realtors, Multiple Listing Service, local real estate
companies, and title companies.
It includes all comparative closed sales within the
last six months, sale prices, days on the market, square footage of both property and improvements and property
features. It further includes all comparative current listings, asking
price, previous asking prices, days on the market and property features.
Do all real estate agents provide a CMA?
No.
What is an Adjusted Market Analysis?
This analysis, takes an additional step to more
accurately indicate the "Price Point" at the current time based on the area, the size of the property, and
it's amenities.
Do all real estate agents provide an Adjusted Market
analysis?
Very few do. Most do
not have the cutting edge software to provide price point information, nor the training to
provide this service. It takes a lot of software training and years of experience to be a real estate
professional.
